As with all social situations, there’s a code of etiquette for visiting a New Jersey open house. Considering that how you handle yourself at an open house may impact whether or not you get that New Jersey dream house (over another, less polite bidder), Team Nest Builder highly recommends you read on for our 6 top tips!

Follow these 6 helpful tips for a positive open house experience!


Identification Station

Brokers at most open houses lay out sign-in sheets. Use them.  With your real information.  If you truly don’t wish to be contacted by the agent, simply let them know.  They’re collecting the information not only to follow-through with you (if you so desire) but also to track the number and origin of visitors for the homeowner, and for the safety and security of the homeowners.

Just Browsing

Maybe you’re not really interested in the house you’re visiting.  Perhaps you’re simply a neighbor who always wanted a glimpse inside.  Or you or someone you know lived in the home years ago. That’s okay, but let the broker know right away so they don’t spend their time selling you on the home.  They’ll appreciate your honesty and may even want to pick your brain about the neighborhood!


Child-Free Zone

Open houses comprise an important part of the real estate process, therefore you should focus your attention on analyzing the house, not chasing your young kids AROUND the house as they hide in closets, play with the owner’s children’s toys or check how many times in a row they can flush the toilet before it overflows.  The broker notices how you (and your family) present yourselves.

Pack Mentality

The family that arrives together tours together.  Don’t make it difficult for the agent by heading in one direction while your partner goes in the other and your mother-in-law heads in yet another.  Agents possess responsibility for anything that happens during an open house.  Forcing them to run in circles to check that all’s well with everyone (and everything) in every room is not pleasant. Additionally, the broker knows the room-by-room lowdown and wants to share that with ALL of the visitors.  That kind of information could make or break your New Jersey home-buying decision, so stay together and listen up en masse!

R-E-S-P-E-C-T

Keep in mind that you’re in someone else’s home.  Opening closets and cabinets?  Good. Rifling through the owner's personal things? Bad. Ready for a selfie in front of that fabulous fireplace? Gain the broker’s permission to photograph first.  Leave the snacks and beverages in the car.  Remove dirty shoes (or use provided slipcovers.) Treat the home as you would your own--it may soon be!

Negative Nelly

Pointing out your concerns about the home is one thing.  Going on and on about things already factored into the listing price (such as bedroom size or ceiling height) makes the broker wonder if you’ll have buyer’s remorse. Not good.  Given two similar offers, one from potential buyers in love with the home and one from potential buyers ragging on everything about the home, who do think the broker recommends the seller choose to work with?
